Challenges in logistics real estate
Sustainable solutions in logistics real estate must balance various interests. For P3, this means navigating the needs of tenants, operational demands, and sustainability goals. Complex issues, such as resistance to higher insurance premiums for solar panels, grid congestion, and the need for off-grid systems, make these efforts anything but straightforward.

Ecorus as a strategic partner
“Where other providers often offer standard solutions, Ecorus sets itself apart with a flexible approach”, Vié explains. For P3, this flexibility translates into access to a wide range of operating models tailored to specific project needs:

  • Roof leasing: P3 leases its rooftops to Ecorus, which retains ownership of the solar panels. This approach eliminates investment risks for P3 while enabling compliance with BREEAM guidelines.
  • Financial leasing: ideal for tenants seeking to minimize initial investment costs. Ecorus covers the purchase and installation of solar panels, which often transfer ownership to the tenant at the end of the lease period.
  • Direct purchase: perfect for businesses looking to invest immediately in green energy.
  • Off-grid solutions: innovative systems for locations without grid capacity.

“Ecorus’ flexibility allows us not only to advance sustainability but also to involve tenants and integrate these initiatives into our internal processes”, says Vié.

Scaling sustainability
The partnership between P3 and Ecorus has already resulted in 173.000 square meters of sustainable transformations across multiple P3 locations in the Netherlands. Key highlights include:

  • Herkenbosch (62,000 m²): implementation of innovative off-grid systems – a smart combination of solar, battery storage, a backup generator (NVA), and an energy management system (EMS) to overcome grid congestion.
  • Emmen (64,000 m²): a planned development expected to combine solar, battery storage, and roof leasing.
  • Amstelveen (17,000 m²): a mix of solar, battery storage, and roof leasing.
  • Assen (30,000 m²): a blend of roof leasing and lease models, fully customized to meet the needs of tenant M&G Group and P3’s sustainability goals. Expected to achieve BREEAM certification ‘Excellent’ in 2025, P3 Assen-Zuid will feature approximately 4 megawatts of solar panels, making it one of P3’s greenest buildings in the Netherlands. “Ecorus successfully brought together the interests of P3, the tenant, and the community in this project”, notes Vié.
